We are looking for a Project Manager for our IFM line of business The FMPM takes full ownership of capital investment projects assigned to ensure that all the deliverables will be completed within project budget and is aligned to the operational requirements for the site’s operations team. Project values can go up to 500.000 USD. The FMPM will take accountability for setting project plans, defining scope, ensure staffing, estimating time and effort and reporting on all milestones (scope, time & budget). Main duties will include: Lead (coordinate, facilitate, and motivate) the efforts of each individual, team, client, and other resources associated with project activity. Define the objective, requirements, and assumptions necessary to structure a project. Manage projects within the established scope, schedule, and budget while meeting or surpassing standards of quality. Lead or participate in meetings at executive, operational and project levels with the client representatives to report on status of the project delivery. Ensure all required decisions are taken in a timely matter and inform client on possible delays. Leverage existing tools and practices and develop new ones to ensure the client is aware, informed and delighted with JLL services. Understand the client needs and develop and implement standard communication tools and norms. The goal is to achieve User Satisfaction targets as set by the Regional Leadership team and Key Element Assessment surveys. Have full knowledge of the full design and technical package of the project. Take ownership on change management – report to client if timings, scope and budget are impacted. Manage change and/or conflict within any project in an effective, timely, and appropriate manner. Function as an escalation point to keep all parties aware of overall project impact in order to facilitate management decisions at the earliest possible time. Take financial ownership. End to end delivery, starting from budget request in the client’s systems to full financial closeout including asset creation. Develop and maintain the respect and confidence of the project team, motivating people to perform. Utilize the professional project team members and other resources efficiently. Provide continuous feedback on project status and offer constructive options to ensure project continues to meet original business requirements. Identify resources and/or schedule conflicts and changing of project scope. Initiate and receive Permits to Work (ATW procedure) in accordance with procedure. Having a zero-incident mentality for all project assignments. Document changes and provide these documents to your Line Manager. Maintain a clean and safe work environment. Wear personal protective gear when indicated by signs or when required by working conditions, risk assessment or method statement. Ensure the As Built files are received an added to the client’s proprietary Document Management System. Other Responsibilities: Site Target User Satisfaction – 7.5 Uninterrupted site operations, no CPI/ KPI incidents, Meet Target Audit scores Continuously improving service in a cost-efficient manner Initiatives for Cost Savings & Operational optimizations Client satisfaction KPI metrics Budget control Your skills and abilities: Excellent oral, listening and written communication skills, being service-minded towards customers. Ability to interface as a contact between internal customers, outside vendors, contractors and suppliers. Strong language skills in Dutch and English, French is a plus. Degree in Engineering or equivalent by experience and have a strong technical background. Minimum 5 years of working experience in Project Management and proven experience in financial- and data administration. Capable to work with O365 tools and easy adapting to project management tools. Demonstrated competency in planning & Management. Follow client training programs where required. Requested but not required VCA VOL, qualified for leading functions. Ability to handle multiple priorities for a team of people and work under pressure to meet deadlines. Team player that can also work independently. Flexible and willing to travel if needed. Self-motivated, confident and energetic. Ability to analyse and define customer needs. Good interpersonal skills / interpersonal sensitivity.
